Who comes to my home, and how soon do we start?
It depends on the home. Already set up: we collect the keys, our local contractors (cleaning, maintenance) come in, and we start. Not set up yet: Alex, our founder, or our contractors handle the set-up, on quotation. Either way, we start as soon as possible, sometimes without even travelling: every night counts.
I’ve just inherited a flat: sell, let long-term or Airbnb?

I own a flat in France and live abroad: can I let it?
Yes, everything runs remotely. Living abroad, your flat usually counts as a second home: it needs a registration number and often a change-of-use authorisation. In Paris, change of use with compensation is required and rarely achievable (it means creating an equivalent home elsewhere in Paris, usually from commercial premises). We check your case on the first call (not legal advice). If short lets aren’t possible, we tell you on that first call and compare a long-term let or a sale, figures included.
My property is let long-term today: how does it work?
The switch happens when your tenant leaves: short-term letting is not a legal ground for notice under the French law of 6 July 1989. We compare net to net: if the lease stays better, we tell you. With short lets, no more unpaid rent: guests pay before they arrive. And you keep access to your property, for you or your family.
At night, who answers guests?
From 9 a.m. to midnight (Paris time), our team, by phone and message. From midnight to 9 a.m., an automated assistant (AI software, not a person) answers written messages on its own (wifi, check-in, check-out) and never promises refunds. It writes to guests; it does not call. Emergencies: it follows the instructions agreed with you; the team takes over at 9 a.m.
Plans and terms
20% or 10%: which one is right for me?
It depends on what you want, not on your town. Full-service at 20% incl. VAT: you hand over everything; we organise cleaning, linen and on-site presence (cleaning billed at the actual time spent, linen billed separately). Remote co-hosting at 10% incl. VAT: you stay involved with us, without everything resting on you; we handle guests, pricing and checks on the cleaning done by your cleaner.
Do you offer Airbnb co-hosting?
Yes: it is our remote co-hosting plan, 10% incl. VAT. You remain the host; we handle guests, pricing and cleaning checks, with no notice period.
How is the commission calculated?
On what the platform pays you (after its fees), excluding cleaning fees and tourist tax; incl. VAT, invoiced monthly. Examples: Airbnb pays you €1,500 for the nights → 20% incl. VAT = €300; €1,500 paid out → 10% incl. VAT = €150. Linen and consumables: agreed with you, billed separately (terms, in French; English summary of terms; contract in English on request).
How much does cleaning cost?
Full-service 20%: billed at the actual time spent, €30 incl. VAT per hour (€25 excl. VAT), never a flat rate: flat rates push cleaners to rush. Rough guide, to be agreed together: 2 hours minimum, even for a room (the room, then shared areas) or a studio; about 3 hours for 40 to 60 m²; then about one more hour per extra 20 m². Example: studio, 2 h × €30 incl. VAT = €60 per stay, at the actual time spent. Co-hosting 10%: you choose your own cleaner and deal with them directly; tell us their price, we add it to the listings and leave it out of our 10%.
Can I stop whenever I want?
Yes, with no notice period. Only bookings already confirmed run to term.
Is short-term letting legal for my property?
Main home: 120 nights a year at most, down to 90 where the town has lowered it (Paris since 2025). Otherwise it depends on your town (registration, change of use). We check your case on the first call (not legal advice).
What if a guest damages my home?
We file the Airbnb, Booking.com or insurance claim for you and follow it through to a decision. The platform (AirCover, Booking.com claims), the guest or your insurer pays, not My Home IT.
A party at 1 a.m.: what do you do?
We detect it (noise sensor, connected door viewer, a camera on shared areas where allowed, never inside; equipment on quotation). From midnight to 9 a.m., an automatic message goes to the guest at once and the emergency instructions agreed with you apply; the team calls the guest from 9 a.m. (from 9 a.m. to midnight, straight away): that usually settles it. If needed, the police, though we try not to get there. We never storm in: we calm things down without violence, then claim the damages. Our approach in detail (FR).
What is Alfred?
Our in-house software; your online owner portal is part of it (live stats and reviews, monthly statement and invoice). For you as an owner: included in your plan, at no extra cost. You see your bookings and monthly statement there, and you block your dates. Not comfortable with computers? One call is enough, we do it for you.
